The impressive entrance porch opens through to the reception hall with polished stone floors and a traditional staircase leading off. To the left of the hall is the cloakroom with a personalised Balla Wray W.C. and a wonderful marble period fireplace with a cast iron inner. The Chalon bespoke fitted dining kitchen lies to the left off the hall and has granite and oak surfaces, wide oak floorboards and a super stone fireplace with a wood burning stove. The kitchen is fitted to the highest standard with twin drawer Fisher & Paykel dishwashers, a professional Wolf range and a Sub-Zero larder fridge with freezer drawer. The large oak topped island is the centre piece and there is a generous dining area for informal meals and entertaining or simply breakfast!
Principal ground floor reception rooms include a morning room with a dual aspect bay to the front and side with French doors opening to the terrace and window seating to soak up the views over Lake Windermere. This room opens to the formal dining room, excellent for large gatherings with a deep bay and French doors opening to the terrace. An inner hall area leads through to the sitting room, sumptuous in every way with a bespoke oak AV cupboard, two windows overlooking the lake and a double sided wood burning stove with a stone fireplace surround that links through to the games/music room with a stone fireplace surround. The rear entrance hall also has a door to the games room, and leads through to the kitchen, a laundry room and a dog room and has a second staircase to the first floor.
The cellar areas create a reception area with slate flooring and iron gates. The wine cellar has racking and Lakeland Slate shelves along with an oak dresser cupboard with a glass wash sink and tasting table. The pantry room has bespoke oak furniture including a zoned wine fridge, slate shelving and pantry cupboards flanking a dresser area with basket storage.
The first floor landing approached by the main staircase is flanked by two super king size suites, exclusive en suite facilities with roll top Drummonds / Aston Matthews double ended free standing antique style baths and dressing rooms. The landing leads through to a hall area with sofas and an ironing/linen room opposite the door through to the second staircase. The master super king size suite occupies the entire west wing and includes a large, beautifully appointed dressing room and an outstanding en-suite bathroom with Oxford Stone tiling, Carrera marble topped twin wash hand basins, a walk in shower and a free standing polished nickel Drummonds bath with an Aqua TV alongside – wow, yet hard to choose which bedroom is the best in our opinion!
On the second floor the fifth super king size suite has its very own staircase which opens into the bathroom area with a beautifully appointed washroom off and double doors leading to the bedroom area. There are fitted cupboards to the dressing room area which opens to the bedroom. The fourth super king size suite with an adjoining dressing room and stunning en suite bathroom with a William Holland free standing bath is approached via the landing area.
The home office lies off this landing with adjoining hobbies room.
Found just alongside the main house approached via an external staircase, with fully equipped gym.
Gardens and Grounds
The magnificent gardens are beautifully landscaped and extend to close to two acres with a woodland backdrop and include meandering slate and stone pathways though spectacular specimen shrubs and Rhododendrons. The terraces to the front are finished in dressed stone and are inset with manicured lawns and wide steps leading down to the lower garden areas which leads further to the vast expanse of Lake Frontage and the boathouse / wet dock and jetty.
The most popular pastime whilst at Balla Wray is simply gazing out across the lake at the stunning Lakeland scenery, as William Wordsworth may have once enjoyed while composing any of his in-spired famous romantic poems. You might also like to stroll through the beautiful Lake District coun-tryside that inspired Beatrix Potter to write her children's books.
Balla Wray is nestled in the tiny hamlet of High Wray, close to Ambleside and Hawkshead, on Lake Windermere itself.
Hawkshead is an adorable village of cobbled streets and traditional Grade II listed Lakeland cottages. You'll find a range of local shops here, including the Honeypot Delicatessen which offers a treasure-trove of Lakeland luxuries. Spend a lazy morning in one of Hawkshead's charming tea rooms or cafes. There are several TripAdvisor-rated traditional pubs in Hawkshead and we recommend the short drive to the acclaimed Drunken Duck Inn and Restaurant at Barngates.
Here is the perfect base for walkers and cyclists, with routes right from the doorstep, to suit all levels. Ferry from the castle or a 4 mile walk to the car ferry across to Bowness. Take the stunning walk in Tarn Hows, stroll on the shores of Esthwaite Water, which also has an excellent trout fishery, or ex-plore Grizedale Forest, a picturesque network of pathways, cycle tracks and sculpture trails. Why not take on Grizedale's Go-Ape, Latterbarrow, or Claife Heights, conquer the nearby Langdale Pikes or enjoy the watersports that nearby Coniston or Windermere have to offer.
The surrounding landscape inspired the children's author Beatrix Potter. Her former home at Hill Top, Near Sawrey is now run by the National Trust and is open to the public. A truly magical experi-ence for all! Directly behind Hill Top is Tower Bank Arms, a traditional pub with stone-flagged floors, Lakeland ales and a roaring fire.
