This property is made up of two individual properties: Roger Ground House (Sleeps 10) plus the adjoining self-contained apartment, Hawkshead Hideaway (Sleeps 2). By booking this property you will have beds for 12 people made up of 10 in the main house and 2 in Hawkshead Hideaway which adjoins the main house but is perfectly private.
The little hamlet of Roger Ground, named after a local priest who was clearly a person of note back in the 17th Century, is an idyllic spot in which to take it easy and soak up that intoxicating Lakeland splendour. With a lovely orchard garden, you have plenty of outdoor space in which to fully unwind, and indoors a stunning dining-room with elongated table allows you to get together in comfort and style. Roger Ground is just a perfect place to gather with friends or extended family.
Rustic charm and designer touches in the bedrooms make for a truly restful and replenishing experience. The Farrow and Ball colour scheme and Laura Ashley stylings perfectly complement this elegant residence, and the many original features of the Grade II listed Tudor-period property offer an authentic sense of cosy antiquity. Original wooden beams are echoed throughout, and slate-flagged steps lead you to the wonderful Tudor lounge where you can toast your toes by the wood-burning stove.
Less than ten minutes walk away along a country path, the pretty village of Hawkshead is a charming and homely base for your holiday. A treasure trove of tempting tea-rooms and traditional coaching inns, including the King's Head Arms, await you here when hungry. And you surely will be after all the walking that the landscape round about invites! The eaves of Grizedale Forest are no more than a mile from your doorstep, and Claife Heights lie between Hawkshead and Lake Windermere, as does the pastel splendour of Esthwaite Water. In the high country to the north of the village, be sure to hunt out the incredible beauty of Tarn Hows, too.

Lounge: Slate-flagged steps down to a cosy Tudor lounge with wood-burning stove.
Bedroom: Twin Bedroom with en-suite shower room overlooking the charming front garden. This is a perfect bedroom for those who find too many stairs a challenge.
Kitchen: A Shaker-style, fully equipped kitchen with range cooker and access to the Orchard Garden.
Cloakroom/WC: A useful extra toilet facility and storage room.
Bathroom: A large house bathroom with roll-top bath and roomy shower.
Bedroom 1: An elegant king-size room.
Bedroom 2: A versatile and spacious superking-size (zip-link) bedroom, with original oak panelling.
Shower-room: Tudor shower-room with WC.

Hawkshead Hideaway (sleeps 2):
Entrance: External steps lead from the private garden, via the wooden staircase lead to the front door of Hawkshead Hideaway (please take care in wet or icy weather). The entrance hall has hanging space and a shoe/boot rack.
Living-area: Hawkshead Hideaway has a calm and comfortable open plan, loft-style living and dining area with a large picture window displaying magnificent views of the Fells, leading onto a well-equipped Shaker-style fitted kitchen.
Shower-room: An excellent separate fitted shower room.
